I dont like this because of the tool box, if its down(where crap is) i cant use it when Im using the bench, If its up top its hard to get tools, for working on the car..

I like them both, I want to fit 2 cars, a couch, a tv and a computer, as well as my tool box, and a work bench,

edit, when using the tv, I would move my car out, just enough to watch at a comfortable distance. small price to pay but nothing major.

you should really take some measurements of the garage and draw up a layout from an overhead view. that would give a better picture and would be easier to work with.

Yeah a top-down view first, with scaled measurements. Note windows, doors, bump-outs for any duct / electrical work behind walls, etc. Also note any columns in the center of the garage. Is there any attic space overhead? You might consider recessed ceilings to get more height out of the garage.

Now, having said all that, just remember this is your -mothers- house, Matt. Most people don't creat "dream garages" until they're in their 40's, own their own home, have a career and family of their own. Long way to go until that point. However if you enjoying spending time on the computer drawing up floor plans, more power to you. Personally I would spend the time working on the car.
