well before my IROC project my dad and i have been toying with the idea of a garage outfitted with a lift in the backyard. about 6months ago the process started. the drive will be pavers, it is a work in progress with the concrete scheduled to be poured next week

specs:
16x24
384sq ft
10ft walls
15ft to the peak
full electric
6in concrete slab

wanted to go bigger buttttt permits and yada yada, this is considered a "shed" in the eyes of the town so it is easier on the paperwork and taxes

I'll take a shed over a driveway any day. I don't care how big you build your garage, eventually you will wish you had made it bigger. I built mine 30x36 and guess what...not big enough! Lol!


Very cool! I'd rather work in a shed on my feet than a garage on my back :)I'll agree with you Adam. If I had to choose between my 30x36 with out a lift or a 14x24 with a lift, I'll take the one with a lift. Luckily I don't have to worry about that.

space was a large factor with teh codes and everything. couldnt be 15ft from a properly line with a structure larger than 400sq ft we are prob 12ft. i think this will be large enough for what we need it for bigger is always better though gotta stay legal lol

Yup. If your town has a permeable surface rule then you just max it out and that's that!

put the siding up did the roof hung the door and set 2 of the 3 windows.

as far as the lift we are looking to do a used 2 post brand name lift, not a new china lift. when we can get a car in we will decide if we want a offset lift or a conventional one. im probably going to say it will be a regular style. preferably a mohawk would be ideal but we will see how the cards play out

Looks good pal. I just finished a 16x32 garage 14' high cathedral ceilings for a 2 post lift. 100 amp service. 6" slab with microfiber. Just painted it this weekend. Post up some more pics

Mohawk makes a great lift. The 8,000lb one at my shop is terrific; we can raise a car in about 20 seconds and have it lowered in under 5 (it's an older model with the chain running across the center of it but it's still self locking).
The new 12,000lb one works pretty good too. It's painfully slow (probably over a minute to raise or lower). My only compliant on the heavy duty one is the lift arms on it seem pretty flimsy when you extend them and get over 8,000lbs.

Thinking about it, I believe all the newer Mohawk lifts will be too big for your garage. When mine goes up, it has these tabs that raise above the top of the lift and bring the overall height above 15'.

we really havent looked to hard into the lifts right now. that will probably be done at the end of the summer. what does everyone recommend for epoxy floor coatings?

U-coat-it.

I have used that, Insul-x, and both Rustoleums and U-coat it is still the best.

I haven't don't it yet but I think I'm going with rexthane from Sherwin Williams. It is very durable stuff.

i disagree. it's not like his oversized 1 car garage is going to have commercial level traffic & abuse.

I've done a lot of work in mine and the floor has help up very well. the only real chips I have also chipped the floor.

My biggest concern with an epoxy floor is that I do a lot of welding/grinding/torch cutting/plasma cutting and the resultant sparks/embers make burn marks in the epoxy. This is the main reason I haven't done it yet. If I had a "show" garage it would have been done already.

It didn't in my case with Insul-X on the floor. I've made a ton of sparks and haven't messed it up.

To be honest the worst spots were where hot truck tires were turned in place :facepalm:. The floor is not perfect but it's much better than bare concrete or sealer.

For a show garage I'd do vinyl tile again :D

I have had zero hot tire issues.

i've only done a little bit of welding but it did not hurt anything. if you had a lot to do you could temporarily protect the floor I suppose. Or live with a few chips as a badge of honor lol. and how much of that is the OP going to do anyway?

my floor cut down on dust considerably, makes spill clean up easy, and made the whole garage brighter. i did not make my floor pretty. i did not fill any chips or cracks in advance. no dumb colored speckles. I'm still really happy I did it.

if i had to fix a chip i think I'd just touch it up with gray por15. that doesn't come up easy either lol

I gotta drop by there this afternoon, I'll look at the floor and give it a closer look. Although for heavy duty stuff I put a welding blanket down just in case. I think the floor might be OK but I'd rather not beat the **** out of it for no reason. MIG sparks are a non issue.

Consider a ductless heat pump. If you can flare copper and get ahold of a vacuum pump you can install it yourself. I'm considering a new garage myself. Be curious what happens to your taxes after and if they reassess your whole house too. My tax guy said he would walk through the whole house and revalue it.

been a while since it was updated but. pavers for the driveway are done. floor was sanded and epoxied, and finally the most important part, 9k lb mohawk..

Awesome garage and great project with your dad. I can remember building my dad's garage with him and it was great fun. We still hang out there all the time and that was 20 years ago. Now, can I come by and change my oil?

:facepalm: never again..... they were extremely heavy for pavers and with over 1000sq/ft it catches up really quickly. but the results were great imo.
