barnegat?
anyone familiar with that area? my family is looking to buy real estate there and i'm curious to know if anyone has any input.

I used to rent boats from the marina there. Not sure about the rest of the town but its really nice by the bay. I was looking at houses there about two years ago. Prices are really reasonable, and theres a lot of old Victorians there, but some areas around there are lower income and multi-family houses so that brings down property value, plus theres a higher than normal (for the Jersey shore) rate of petty theft. It didnt seem too bad, but it was the highest from Bradley Beach to there. I think with some time and good families moving there, it is one place where the value and neighborhood can really turn around, unlike the hopes for Asbury Park.

it is one of those areas that is a little bit redneck and the land values are stil reasonable. if you are looking for someplae to live, there are definately more fun areas. if you are looking for investment property with stable value and a strong potential for large value increases in the next 5 - 10 years, anything near the water won't be a bad call.

most beach areas have ghetto areas near by, thats not too bad i guess.

My family has a house in West Creek which isn't far from Barnegat. Really nice by the bay. and piney's are the rednecks that live in the pine barrens :lol:

Like SteveR said, me, my dad, uncle, and cousins used to all rent boats out of Barnegat, can't beat the Barnegat Bay. The houses are definitely cheap over there, maybe a little pricey if the house is on the water. But there are much nicer areas like Brick and Toms River, which last week on the news were said to be the No. 1 and No. 5 safest areas in our ENTIRE country, thats where I would go, or one other area that I'm in love w/ is Laurence Harbor, Exit 120 on the Parkway, not to far from the city, but not to far from the ocean, its right in the middle in a perfect spot and is really beautiful. you take out a loan at a lower rate then the prime. Say prime is 7 and your rate is only 2.5 the different amount of interest you would be paying is then considered DEFERRED. The deferred interest then accumulates on top of the mortgage amount so instead of paying down the principal and interest you are only paying part of the total. So if you have a $300,000 mortgage after a year of paying your lower payment you may actually owe $310,000 or more. Therefore your house is amortizing Negatively.
