i got engaged, working and saving money for a wedding, house, and hopefully new truck, and sold the car to aid in this process lol.

Congrats! Sucks about the car, I think of selling mine just about everyday.... I'd be a lot closer to that 20% down payment, a whole lot faster.

Don't know why you are waiting for 20% down. That is a bit unrealistic these days. If you are worried about PMI you should know there are companies out there not charging that. So if you have 5% or 10% to put down on a home you should consider it. Even if it's a condominium to start it's better then renting unless you live with parents then you can continue to save til you've had enough. LOL.
Some of you think I'm nuts, but owning a home is better then renting. If you want to talk about it I'll be more then happy to give you some information. You don't have to use me if you don't want, but I've been doing this for a while now and I deal with buying and selling homes all the time. Questions about the market, interest rates, process, what ever. Let me know.

thanks everyone, i'll be popping in and out from time to time. when i was a kid everytime i was going to start the next grade everyone told me how much work it was going to be, and it never was. but no one said buying a house or planning a wedding was work, and alas it is. so i guess all my years of slacking have caught up to me. it's like running around in a hurricane trying to take a pi$$ and no get hit in the face with it while trying to make progress lol.

If I can offer a bit of advice on the housing let me know.
As for the wedding I'll gladly offer this info. If you haven't selected a site for the banquet yet ask lots of questions. Also, make sure that you have listed in the contract when events will take place i.e. Cocktail hour from 6-7, 7-7:30 introduction of wedding party, 7:30- 8 dances, then food comes out before a certain time. At my wedding the food didn't come out until almost 11 pm but i didn't have it in the contract so they basically said too bad. Live an learn. Also, don't let them push you around telling you what you should have if you want something or a larger room and they say it will look funny do what you want. We wanted a larger room for the ceremony and they talked us out of it and we ended up not having enough space.
Good luck on both events in your life it's well worth it in the end. The honeymoon makes the planning forgetable.

lol thanks for all the advice, i really appreciate it. we booked the place, it's at spanos-whitesands resort in point pleasant. it's a beach wedding then the resort-reception is right across the street. my fiance, who is a para-legal did the contract and she's pretty much a shark so she was pretty good with it.
